Cooperatives are very special kinds of communities. Residents share ownership of the land and responsibility for the community. They have discarded the notion that a landlord or an outside investor is needed to run their community.

ROCs govern themselves as a democracy, with one vote per Member household. The Members own the community, determine the budget, and establish the rules.

The Board of Directors is elected in accordance with the bylaws adopted by the Members. The Board and property manager tackle the day-to-day business of running the community. That said, it is only through teamwork and with the participation of Members that the true spirit of cooperative living is expressed.

Running a resident-owned community is a big job.

These guides are the first place to turn for assistance with that job. Use the guide for ideas as questions or challenges come up. Dozens of Technical Assistance Providers have found that community leaders can work through questions or challenges and manage their community successfully if they adhere to professional practices, policies and procedures.
